Drywall Finish Levels Explained: What Greenville Homeowners Should Specify

The five drywall finish levels
Most Greenville homeowners have never heard of drywall finish levels until they're standing in a great room at sunset watching the wall light up with every joint shadow. The Gypsum Association defines five finish levels, and specifying the right one for each room can be the difference between a flawless paint job and a wall full of visible seams.
Level 4: the residential standard
The five levels in order: Level 0 — bare drywall, no tape or mud, used only for temporary or to-be-covered surfaces. Level 1 — tape embedded in mud, used above ceilings or behind permanent fixtures. Level 2 — Level 1 plus a thin coat of mud over tape and fasteners, used in garages and storage areas. Level 3 — Level 2 plus another full coat of mud, used in areas getting heavy textures. Level 4 — three coats over tape with full feathering, the standard residential finish. Level 5 — Level 4 plus a thin skim coat over the entire surface.
Level 5: skim coat for tough lighting
Level 4 is the workhorse residential finish and accounts for probably 85% of what we do in Greenville. It's appropriate for almost all walls and ceilings that will get light to medium texture, semi-gloss or matte paint, and normal interior lighting. A well-executed Level 4 finish looks perfect in most lighting conditions and is what most builders specify by default.
How to specify on your project
Level 5 — the skim coat finish — is reserved for surfaces where joint shadows would show through paint. The classic examples in Greenville new construction: great rooms and foyers with raking light from clerestory windows, walls painted in dark colors or semi-gloss, walls hit by morning or evening sun, and any wall covered with smooth ceilings designed to reflect light. Level 5 adds material cost and 1–2 days of labor, but the difference is dramatic.
Cost difference between levels
How do you specify the right level for your project? Walk each room at the time of day when natural light is most intense. Any wall that gets direct sun, has a window perpendicular to it, or will be painted dark — specify Level 5. Hallways, closets, garages, and bedrooms can almost always stay at Level 4. We help Greenville homeowners walk through this room-by-room during the estimate.
Cost-wise, Level 5 typically adds $0.50–$1.25 per square foot over Level 4. On a 2,500 sq ft house that means about $1,250–$3,000 in extra finishing cost. The good news: you don't need Level 5 everywhere. We can quote a hybrid spec where great rooms and primary walls get Level 5 and the rest of the home stays Level 4. That's the most cost-effective way to get a flawless finish where it matters.
